Attention Iowa Contractors – Express Lien Expands Into Iowa
The recent mid-west floods presents obvious challenges to the victims and their families. Less obvious, however, are the challenges that will be faced by contractors and those in the construction industry, as they pour sweat and finances into their businesses and into the region.
Right now, contractors and “storm-chasers” from across the country are pouring into the mid-west states to cash in on the construction needs of these communities. While the damages in the area accommodate the extra labor, the post-disaster environment can be confusing, fast-paced and short on cash.
In the beginning of this rebuilding period, the needs of the residents will certainly outweigh their ability to pay contractors. Insurance claims and proceeds will be pending, and the affected residents will face financial challenges. At the same time, however, they need the services of a contractor and their homes rebuilt.
It’s more important than ever, therefore, for Iowa and mid-west contractors to get familiar with the construction lien laws in their states. Be prepared to protect your company from ugly non-payment situations by:
- Knowing how to preserve your right to lien, beginning before the project beginnings
- Being prepared to timely file your construction lien
Express Lien is excited to announce that it has expanded its service into the state of Iowa, and is now filing preliminary notices, prelien notices, construction liens and lien cancellations in Iowa.
If you’re unfamiliar with the Iowa lien laws, learn about them right here: http://iowa.expresslien.com.
Flash Facts about Iowa Mechanic’s Lien Laws
- When working on a “owner-occupied dwelling,” all parties furnishing labor and/or materials must provide preliminary notice to the property owner.
- When working on a commercial or industrial property, sub-subcontractors (including suppliers to subcontractors) must provide notice to the prime contractor within 30 days of first furnishing labor and/or materials on the project.

What We’ve Been Up To – New @ ExpressLien.Com
Major improvements were completed this weekend to the ExpressLien.Com page & service. If you’re curious about what we’ve been up to at Express Lien, take a look at what has been announced in June so far:
ExpressLien Now Filing in California
ExpressLien is pleased to announce that it is growing its service, and that as of Monday, June 10, 2008, its online lien filing service will be available for use in California.
Launching the service in California is part of the company’s long-term growth strategy. California has 11% of the United States’ population, and its construction market is explosive. The service also recently started serving other west coast states, such as Washington, Nevada and Oregon.
Within just five to ten minutes, a contractor or material supplier can now lien a non-paying project without the hassles of hiring an attorney or scouring the internet for forms and procedures. Liens are prepared to the standards of the filers jurisdiction, are delivered to interested parties as per state law, and are stored on ExpressLien’s servers for ease of record-keeping.
“The construction lien is a unique remedy, and available only to contractors,” says Scott Wolfe, founder of the service. “Our contractor’s typically see a 50-65% success rate with their liens. This means they are getting paid after only spending a few hundred dollars on filing their lien. It’s a remarkable potential collection method for them, and if it doesn’t result in payment, they’re left in a powerful legal position against the non-paying party.”
Now Filing in Nevada
ExpressLien is pleased to announce that it is growing its service once again, and as of Monday, May 5, 2008, its online lien filing service will be available for use in Nevada.
Expresslien.com is a revolutionary lien filing service offering those in the construction industry a fast and affordable way to lien non-paying projects and protect the interests of their organizations. The service was launched in July 2007, and is now the fastest and most effective way to lien a construction project in California, Nevada, Oregon, Washington and its founding state of Louisiana.
Launching the service in Nevada is part of the company’s long-term growth strategy. The service hopes to soon expand into the neighboring states of Idaho and Utah.
The processing fee to file a construction lien is only a flat $295.00, which is a fraction of what it could cost to hire an attorney to file the lien.
The Express Lien service makes filing a construction lien easier and more cost effective than ever before.
“Now the construction lien remedy is available to contractors of all shapes and sizes,” says Wolfe, “it really levels the playing field.”

New Low Price – $295 Flat Fee For All Liens
Express Lien, L.L.C. is happy to announce that it has changed its price structure, and all liens are now filed for the low flat rate of just $295.00. The Flat Fee pricing structure is easy, and it’s the lowest priced lien ever offered by the service.
“Now for just $295, a contractor has immediate access to its most powerful collection tool: the construction lien,” says Scott Wolfe, founder of the service. “Filing a lien themselves could cost up to $100 in filing fees. Our service produces a complying document, gets it recorded within three days and sends copies via certified return receipt mail to all interested parties. That data is stored on our servers forever. You can’t beat the value.”
Along with the introduction of the new flat filing fee, the construction lien filing service has recently expanded and now files construction liens in California, Louisiana, Oregon and Washington.
“We’re seeing a high demand for this service,” says Wolfe. “Contractors face non-paying customers all the time, and Express Lien is one of the only professional services that makes liening simple without a membership commitment, and with no frills.”
The company’s slogan is Lien Smarter, and executive Doug Reiser explains that it’s exactly what Express Lien clients do: “Lien statutes are hyper-technical and require contractors to follow formatting rules to the letter. It just makes sense to let a professional service do that. And for only $295, its worth the investment on almost any debt.”
Indeed, each state has its own formatting and lien content rules, and the cost of an inaccurate lien can be the validity of the lien itself. Express Lien uses your submitted data to properly format a lien for your project’s jurisdiction.
The service looks to expand into Mississipi, Illinois, Nevada, Utah, Colorado and New Mexico within the next couple of weeks.
Now Filing in Oregon
ExpressLien is pleased to announce that it is growing its service, and that as of Monday, April 28, 2008, its online lien filing service will be available for use in Oregon.
Launching the service in Oregon is part of the company’s long-term growth strategy. The service hopes to soon expand into the neighboring states of Nevada and Utah.
