It should be noted that VA mechanics lien laws also protect the owner should a contractor abandon a project before completion. 43-16 of the laws provide for the owner to recover all costs of completion when a contractor abandons a project. This section allows the owners cost of completion to have priority over all other liens including the construction lien and may wipe out all other liens should the cost of completion exceed the other lien amounts. Score one for the innocent owner !!

You sure have been busy! VA mechanic’s liens are quite powerful. However, as astutely pointed out in your other posts here, the requirements are as technical as the tool is strong.
